Located mid-way between Frejus and Saint Maxime, this South of France villa offers all you will need for a wonderful family holiday. Key features include reversible air conditioning, large living, dining areas and 4 bedrooms (one of which can sleep 4). There is a self-contained annexe with a living room, kitchen and the 5th double bedroom with an en-suite shower room. A small gym sits on the lower floor of the villa. The private heated pool and gardens are a delight for children and grownups alike. There is plenty of outdoor seating and dining spaces offering views overlooking the sea.
Upper floor:
The main living area and kitchen area on the upper floor of the property with a large terrace offering magnificent sea views. The high spec kitchen is fully equipped including two ovens, an American fridge and a breakfast bar. A spacious lounge has comfortable sofas, television and a cinema surround sound system. Double doors open onto the upper terrace overlooking the pool and sea beyond. Opposite the living room, there is another lounge/children’s playroom which has a sofa bed and an independent WC and wash hand basin.
Stairs take you down to the lower floor where you will find:
A self-contained annexe comprising an open plan living area with sofas and a television. There’s a kitchen, with a small dining table leading out onto the pool terrace with a large gas BBQ and dining table making easy work of lazy suppers. A bedroom with a king-sized bed and en-suite shower room with WC sits off the lounge. The annexe can be accessed from the main hallway downstairs or from the grass terrace to the side of the property.
On this floor, there are also 4 further bedrooms, three of which open onto the poolside terrace which mirrors the curves of the pool itself. The pool, which has an alarm that is heated, (set to 23 degrees) is 11m x 7m at its widest point. Its depth is from 1.4m to 2.1m with steps at one end. There is also a terrace shower. A large gas BBQ and outside dining area are also on this terrace set the scene for a perfect summers evening!
Also on the lower floor of the villa, there is a gym and utility room with washing machines, tumble dryer and ironing board.
The villa has wonderful views, outside dining terraces, private gardens and a lovely pool. Children will love to explore and play in the garden which is part formal and part wooded with a swing, a trampoline and various toys for the pool. There is also space for parking on the private driveway, secured by gates.

- Lovely beaches and coves, the closest being just 300m from the villa.
- Two golf courses at Saint Maxime and Roquebrune.

Two local restaurants worth noting are:
Le Cercle (Michelin 1 star), which has a terrace overlooking the sea and is known for its seafood cuisine.
La Romantica which has crazy golf in the garden, so great for when the kids have had enough of sitting at the table – it is good value, got a nice atmosphere and sea view and the owners speak some English!
For the night owls, there’s a beach nightclub called Le Caveau.
Sample local produce; olive oil, saffron, honey and visit an old chapel turned museum, dedicated to chocolate!
Markets are a must. A weekly food and textile market in Les Issambres is on a Monday morning. During July and August, the night market takes place on a Wednesday, Thursday and Sunday. The local village of Roquebrune Sur Argens has weekly and night markets and you’ll never be far from an antique market.
The larger towns of Saint Maxime and Frejus are about 15 minutes drive and there is a ferry across the Bay of St Tropez where you can bathe in the light and colours of the iconic town that is St Tropez.
Nearby Attractions & Activities
The Cote d’Azur has been illuminated through art, literature, film and sporting events. It is steeped in history and indeed, this particular spot was frequented by the Romans. Great for activities such as sailing, surfing, fishing, walking, horseriding, parapente, golf, tennis and cycling. The best skiing is to be found at Isola 2000, which is about a 2-hour drive from the villa. Lake Perrin is at the base of the rocky hills at Roquebrune. It’s an area for water sports, walking and bird watching.
